TICAN COMMERCIAL COMPLEX

The project transforms an industrial abandoned site into a new vibrant urban neighborhood that becomes an infrastructure hub around the aviation district. The project covers approximately 60 acres and is designed to be a mixed-use development that reunites the city, the airport, and the core of the aeroport city.

The award-winning design features a hotel and talent apartments located on the north and east sides of the site. The two sides facing the main roadway are the commercial expanse – welcoming visitors to this lively neighborhood.

The building mass is divided into an inner circle and an outer circle, with the inner circle being four three-story commercial block buildings. Unlike traditional commercial block designs, the design makes a spatial block that slopes at a 45 degree angle, creating a visual and spatial connection that spans the commercial street and is designed as a generous open urban space by adding space rather than occupying it. A new spatial connection in the middle breaks down the spatial barriers to create an inner commercial street, transforming the monotonous and long linear space into a vibrant and complex space with a rich experience.

The project attempts to break the shackles of the conventional commercial form, and instead form a more open and inclusive place that can provide shopping, communication, wandering, sports, learning and many other experiences for the residents in the neighborhood, a neighborhood public space that can create a wide sense of identity and eventually generate new memories for the residents. Therefore, the neighborhood commercial center is not only a place for consumption, but also a public leisure place for the residents who are settled in the neighborhood. The rich spatial hierarchy, three-dimensional walking paths, park-like landscape and entertainment elements make consumers more indulged in the personalized space, experience the pleasure of shopping, and feel a strong sense of spatial recognition, which leads to deep memories and Emotional resonance. The result is a sunken landscaped plaza area that will become part of many people’s daily lives – optimizing multiple aspects of accessibility and comfort.

The new talent apartments, offices and hotels introduce a series of new urban spaces, each with its own individual accent. This new neighborhood will be planned and designed with a variety of scales, densities and zoning that will allow the area to be seamlessly embedded in the surrounding urban fabric.

We seek to create layered transitions within a very small parcel, bringing pedestrian flow all the way down into the winding neighborhood. The design attempts to break the concept of large commercial centers and supermarkets, creating various possibilities for people’s pedestrian scale, psychological feelings, and behavioral characteristics, enriching the commercial elements while emphasizing the relationship between traditional streets, plazas and courtyards.
